How do I book a viewing of a property?
You can either phone us on 0114 278 7555 or email us at mail@sunrisestar.co.uk to book an appointment. We carry out viewings 12.00 - 5.30pm Monday - Friday. Find out days and times that your entire group are available and we will arrange a viewing for when it suits everyone. One of our members of staff will be there to show you around and answer any questions you may have.

We want to sign for a property, how do we go about it?
You can come into our office and have a look through the tenancy agreement or you can read it here [LINK TO SAMPLE CONTRACT] When you are ready please book an appointment to sign the tenancy agreement and pay your reservation fee. When we have received your signed tenancy agreement and reservation fees we will take the property off the market.

What type of contract will we be signing for?
All of our contracts are Assured Shorthold Tenancy Agreements and run from 4th July 2017 until 26th June 2018. All properties are let on a joint tenancy agreement.

Portland Tower Fire and Safety
• Fire Safety measures at Portland Tower

• Portland Tower has no ACM cladding ; We would like to reassure our tenants and their guests that there is no ACM cladding or any type of flammable cladding on Portland Tower. Portland Tower is a masonry building; built out of block, brick and steel with blue glazed masonry blocks on the front and the rear elevations and micro ribbed steel panelling on the roof.

• In addition to the required regulated fire protection measures we have a "smoke control ventilation system" with automatic doors on each floor and a hatch on the roof, these are controlled by the fire alarm system. This system is bi -annually serviced and inspected by "SCS After Care" the most recent service was carried out on 17th May 2017

• The Fire alarm system is serviced, inspected and tested by Blue Light Fire Safety, they carry out a comprehensive bi-annual fire alarm test the most recent test was carried out on 29th June 2017.

• The Fire safety equipment including fire blankets and extinguishers are inspected and tested annually by Blue Light Fire Safety, the most recent inspection was carried out on 30th June 2017.

• Periodic inspections are carried out by Sheffield Fire Service the most recent was carried out on the 1st August 2017

• All apartments have clear fire safety procedure instructions screwed on to the exit doors.

• All bedrooms have smoke detectors, all hallways have heat detectors, all lounge / kitchen areas have both smoke and heat detectors.

• All communal areas including lift lobbies, bicycle store, bin store, stair well and entrance lobbies have smoke and heat detectors.

• All our electrical portable appliances are annually PAT tested by ATA electrical this year's test was completed on 27th June 2017.

• The electrical wiring is inspected every 5 years by ATA electrical, the most recent inspection was carried out in August 2016

• There is a "fire fighters lift" with back-up generator, for use by the fire service in the event of a fire.

Reminder to all tenants and guests;
• Smoking is not permitted anywhere in the building
• Do not bring or use any portable heaters, fridges or freezers.
• The use of candles, incense or oil burners are strictly forbidden.
• Do not overload sockets with multiple devices - there are 6 sockets in each bedroom please spread your appliances between the sockets.
• Do not leave items such as shoes in you hallway this is your fire exit route and must be left clear at all times.
• Do not leave hair straighteners unattended and do not put them on the carpet.
• Report any maintenance issues by email as soon as you spot them.
• Please read the fire safety notice on the back of your door.
• Do not cover the smoke detectors and immediately report any faults.
• Do not tamper with the fire safety equipment and immediately report any faults.
• Do not have a BBQ on the balcony or on the Pent House terraces.

What is a Joint Tenancy Agreement?
This means that all tenants are jointly and severally liable for the property, this includes rent arrears and property damage.

Is there a deposit?
No, there is no deposit to pay.

Is there a reservation fee?
Yes, there is a non refundable reservation fee of £160 per person; this is required upon signing the tenancy agreement.

How long is the contract length?
It is a fixed term agreement from 4th July 2017 to 26th June 2018.

How do we pay the rent?
Rent is paid by post dated cheques or pre arranged bank payments on the following dates:

19th June 2017
4th October 2017
15th January 2018


If you provide post dated cheques they will not be banked until the stated dates (as above).
If you pay by bank transfer you must pre arrange this with your bank and provide us with written confirmation of the same (no later than 70 days prior to the start of the Tenancy Agreement).

What is all inclusive rent?
All inclusive rent means that you will not receive bills for gas, electricity and water. Please note there is cap of £360 per person, this is usually adequate, however, excessive use can result in an overspend, any overspend will be charged at the current market rate. Internet is also included.

Will I need contents insurance?
No, it is not a requirement. However it is advisable to insure your personal belongings against accidental damage and theft.

Will we need a TV licence for the property?
Yes you will need to buy a TV licence for the property. However on a Joint Tenancy Agreement you will only need one licence per property.

Is parking available at the properties?
At our Fairfield Complex and Bramwell Court properties there is secure off street parking for our residents. Unfortunately our Portland Tower property does not have any parking and due to its City centre location free parking is somewhat limited. Tenants at all our other properties are able to apply for a Resident’s Parking Permit from Sheffield City Council.

Do we have to pay council tax?
Full time students are exempt from paying Council Tax. If you have recently left university or are not a full time student you will be required to pay Council Tax.

What security measures are in place at the properties?
There is CCTV in operation at Portland Tower which surveys all floors and entrances. There is limited CCTV at the Fairfield complex which surveys the entrances and car park. All of the properties have coded keys and the majority of the properties have a key pad entry system or burglar alarm. We advise tenants to lock the front doors at all times as a precautionary measure.

Can I redecorate my room?
No, if you re decorate you may be charged for the property to be restored to the condition it was in at the start of the tenancy.
